Procurement strategy is a design lever as much as a cost lever. Most engineering firms treat procurement as a late phase (once the project is designed, bids are requested). We integrate it from design. The choice of suppliers, their real industrial capacities and their market prices condition what is feasible, not only what is cheaper.

Three structuring contributions.

Three contributions structure our envelope procurement practice: direct knowledge of the European market, supplier neutrality, documented procurement strategy.

§ 01Real knowledge of the European market

Seventeen years in the envelope industry, including several years in pre-construction with a Tier-1 international contractor in glass envelope works, produce three distinct assets. An address book of competent extruders, glass processors, fabricators, assemblers and installers across Europe, built over time and maintained by current missions. Knowledge of real capabilities of each actor (not what commercial brochures say, but the real limits, real lead times, real prices practised on a given volume in a given period). Understanding of industrial ecosystems by country: Germany for high-end aluminium, Italy for bespoke architectural glass, Switzerland for micrometric precision, Belgium and the Netherlands for certain structural components, Poland for volume-competitive extrusions.

§ 02Supplier neutrality

No commercial affiliation with an extruder, a system supplier, a glass processor or a fabricator. Selection is made in the project's interest, not in a shared commercial interest. This neutrality is a rare asset in the industry: most facade supplier advice carries direct or indirect interest links with specific actors. See Technological neutrality.

§ 03Documented procurement strategy

For each project, five deliverables structure the mission: potential supplier mapping (by technical capability, geography, available volumes, demonstrated quality and reliability), price benchmarking (industrial reference prices via shadow pricing to evaluate received bids), tender strategy (package allocation, contractual form, tender calendar), bid evaluation grid (technical, economic and risk criteria, weighted per project priorities), award recommendations (substantiated, documented and auditable, receivable before an investment committee or a board).

Geographic

Same material, thirty percent gap between countries.

Powder-coated aluminium class 2, structural steel, glulam timber at equivalent technical quality.

The same material can cost thirty percent differently between European countries. Powder-coated aluminium class 2: different prices between German, Belgian, Italian and Polish extruders at equivalent technical quality. Steel and stainless steel structural sections: rolling and section-making spread across Germany, Italy and Poland with significant gaps in price and lead time. Glulam and CLT timber framing: a concentration of qualified producers in Austria and Germany, with very few alternatives elsewhere. UHPC architectural panels and pultruded GFRP: a thin pool of qualified suppliers in Europe, sourcing requires specific qualification. Tempered or laminated glass: availability and price differing between European furnaces, with variable capabilities by format. Bespoke components: certain countries have unique know-hows on specific segments (Italy for complex glazing, Switzerland for precision, Germany for large-format aluminium and structural steel).

The efficiency of facade procurement is not measured only on the obtained price: it is measured on the combination fair price + held schedule + protected contractual quality. On projects we follow from upstream, the gap versus tactical sourcing can represent five to fifteen percent of the envelope budget without specification degradation, and a claim volume in execution divided by two. This equation is only tenable with a maintained mapping, a documented shadow pricing and an evaluation grid auditable by the owner's investment committees. Facade procurement is not a late tender phase; it is a design lever activated from sketch design, in coherence with the technical arbitrations carried by our engineering team.
