The role.

Three equivalent registers designate this engagement mode. The role is the same: carry the specialist design team role on the envelope, with the arbitration authority that corresponds to the assumed responsibility.

Lead Envelope Consultant is the canonical international Anglo-Saxon term for the specialist facade design mandate. Facade Engineer of Record is the variant used on large international projects where the technical reference responsibility is explicitly carried by a named engineer. Specialist facade engineering firm is the generic corporate form in the engineering consultancy market.

In all these registers, the role is the same. We carry the specialist design team role on the envelope, from design through handover, with the technical rigour and arbitration authority that correspond to the assumed responsibility.

§ Config 01

Direct contract with the owner

The owner mandates us directly on the envelope package. We coordinate with the mandating architect of the design team and the other engineering firms (structure, MEP, acoustic), but our contract is with the owner. Dominant configuration on complex projects where the owner wants to retain a direct and autonomous technical interface on the envelope.

Subcontract to the mandating architect

The architect carries the full design-team mandate on the project and mandates us as Lead Envelope Consultant under their direction. We work for them, with their interests and ours aligned on the defence of design intent. Favoured configuration on signature projects carried by high-end architecture practices.

Subcontract to GC / TC

The general contractor or total contractor carries a Design-Build contract and mandates us to pilot the envelope package technically on their behalf. Our arbitrations secure their package P&L, our expertise reduces interface and claim risk. Typical configuration on high-end tertiary projects delivered by a total contractor.

04· Plate, articulation with the mandating architect

Articulation with the mandating architect.

Respect for the architect's leading role on the overall design is a stable rule of conduct. Our role is to translate and push architectural intent into the technical and financial reality of the envelope, not to appropriate it or diminish it.

§ 03The cooperation rule in three points

The cooperation rule holds in three points. The architect decides the intent; we decide the technical means; joint arbitrations are documented upstream of common deliverables. If an architectural intent is technically or financially unfeasible within the given frame, we raise it early with priced alternatives, not at the end of a phase when it is too late to adjust without damage. Difficult arbitrations are brought to the architect as options, not as endured constraints.

§ 05Against a generalist engineering consultancy

We are exclusively specialised on the envelope: no dispersion, no under-competence delegated to a junior collaborator. Our industrial grounding in glass envelope works gives us an intimate knowledge of manufacturers, production processes and real installation tolerances. A generalist firm reads a specification; we write it.

§ 06Against an in-house engineer of a large consultancy

We bring agility: fast decisions, no hierarchical layers, and direct access to the founder at each critical phase. No junior consultants as relays. No hidden partnership with manufacturers.

§ 07Against a classic facade engineering firm on the market

We carry the dual technical and economic capacity. We price at real industrial cost, not with reference tables. We master complex geometries through computational design rather than enduring them. Our view is systemic: carbon, P&L, supply chain integrated into engineering from design stage.

§ 08The founder's grounding

Fundamentally, seventeen years in the envelope industry, including several years in pre-construction with a Tier-1 international contractor in glass envelope works, structure this practice. The contractor's viewpoint, the one who prepares the bids, dimensions industrial margin, arbitrates supply chain choices, is integrated into the way we arbitrate for the client. Combined with native computational practice, this is what lets us arbitrate technically with the economic dimension present from day one.

STRUCTURAL RULE

Fees never paid or passed through by an awarded contractor.

Across all three modes, a structural rule: our fees are never paid or passed through by an awarded contractor. Our remuneration comes from the owner, the mandating architect or the general / total contractor who mandates us, never from the facade contractors who produce. This rule is a condition of neutrality.

The Lead Envelope Consultant mandate articulates by exclusion on a single project, and complementarity across projects.

§ 09Exclusions on a single project

Owner's Engineer on the envelope package, alternative where we represent the owner without carrying the design-team role. The two modes are exclusive on a single project, we cannot simultaneously be Owner's Engineer for the owner and Lead Envelope Consultant for the design team. Design-Build consortium, if we are part of a Design-Build consortium, we cannot be Lead Envelope Consultant for the design team of the same project, direct conflict of interest.

§ 10Complementarities

Joint venture, on a recurring activity structured as a joint venture, the Lead Envelope Consultant perimeter can be carried by the co-entity rather than by the atelier directly. The Lead Envelope Consultant perimeter is not simply "outsourced facade engineering"; it is a transverse piloting discipline with its own requirements that goes beyond delivering calculation notes.

§ 01Direct contract with the owner

The lead facade consultant on a direct contract with the owner is the most demanding configuration. The consultant carries the full technical responsibility on the envelope package, signs the calculation notes, validates compliance with applicable standards, defends technical choices against the general design team and the awarded GC/TC. This configuration is favoured on institutional projects and high-end residential projects where the owner wants a facade consultant autonomous from the general design team, capable of flagging the technical compromises that the design team might be tempted to accept to the benefit of construction schedule or budget.

§ 02Subcontract to the mandating architect

The facade subcontract architect is the historically most frequent configuration. The Lead Envelope Consultant reports hierarchically to the mandating architect of the design team, who carries global professional civil liability. This posture requires strong cohesion with architectural intent: the lead envelope consultant never substitutes for the architect on design, documents the technical feasibility of the choices carried by the architect, flags the normative or industrial constraints that would impose arbitrations, and proposes technical variants when the initial intent meets a buildability limit.

§ 03Subcontract to a general or total contractor

The GC/TC subcontract is the configuration of Design-Build setups. The GC/TC carries a global contract vis-à-vis the owner and mandates the lead envelope consultant for the design-team role on the envelope package. This configuration is commercially acceptable only if the GC/TC guarantees the technical independence of the consultant, that is, that the technical arbitrations carried by the consultant are not censurable by the GC/TC's commercial constraints on the project. Our standard subcontract clause for GC/TC mandates includes a technical independence clause that is enforceable against the owner if necessary.

§ 04The Facade Engineer of Record role

The facade engineer of record role is the Anglo-Saxon variant used on large international projects. On FIDIC Yellow or Silver Book contracts, the Engineer of Record signs the calculation notes and carries professional civil liability vis-à-vis local authorities (planning permission, building control). This posture is more formal than a French specialist design-team mandate and requires international professional insurance covering the target jurisdictions. It is compatible with our practice on international projects where we operate as envelope AOR on behalf of an international architect or an EPC contractor.

§ 05LEC pricing and three fee modes

The pricing of a Lead Envelope Consultant mission articulates around three possible fee modes. Fixed fee on framed perimeter suits when design and execution phases are perfectly delimited at signature; the consultant then carries the hourly slippage risk in exchange for fee predictability. Percentage of envelope works cost is the classic industry mode, acceptable on projects where it structures the engagement over duration but presents a bias of incentive to inflate works cost rather than optimise it; we practise it with a contractual cap and a sharing clause for savings achieved to the benefit of the owner. Time-and-materials with a cap suits missions with an evolving scope: early-stage competition support, flash feasibility mission, project restart after a pause.

§ 06LEC mobilisation calendar

On a typical project of 30 to 100 M€ envelope value, a complete Lead Envelope Consultant mission mobilises around 200 to 500 senior consultant days cumulatively over 30 to 60 months. Mobilisation is denser in DD-tender phase (detailed design), in execution phase (execution studies and site coordination), and in handover phase. It is lighter in SD phase (initial framing) and in punch-list release phase. This distribution is documented in the LEC contract and is reviewed quarterly with the principal (direct owner, mandating architect, or GC/TC depending on configuration).

§ 07Articulation with the other engineering firms on the project

The Lead Envelope Consultant never works in isolation; it articulates with the other engineering firms on the project (structure, MEP, acoustic, fire safety, wind CFD, dynamic thermal simulation). Cross-cutting coherence is carried by the general design team in the architect-subcontract configuration, or by the owner directly in the direct-contract configuration. The Lead Envelope Consultant flags the critical interfaces with the other technical packages (passage of services through the curtain wall, anchoring of secondary structural elements in the outer skin, vertical fire strategy that constrains the composition of the envelope system) and proposes the arbitrations when disciplinary requirements come into conflict.
