Building Envelope Commissioning (BECx) is a structured third-party verification process that checks, tests and validates the performance of the envelope across all project phases, from design intent through handover and into post-occupancy. It is a recognised instrument of quality assurance in North American construction (NIBS Guideline 3-2012, ASTM E2813), increasingly adopted by institutional owners and facility managers in Europe as the regulatory and patrimonial stakes of envelope performance rise.

We operate building envelope commissioning missions as an independent commissioning agent, without affiliation to a contractor, a manufacturer or an inspection body, on new builds and on deep retrofits of existing buildings.

Pre-design
audit

OPR + BOD review, performance gap identification.

Reference document for the rest of the commissioning process.

Review of the owner's project requirements (OPR) and the basis of design (BOD) prepared by the design team. Verification that the envelope performance requirements (thermal, air tightness, water penetration, acoustic, fire, durability) are explicitly stated, measurable and testable. Identification of the performance gaps between stated requirements and industry standard performance. Deliverable: pre-design audit report that becomes the reference document for the rest of the commissioning process.

The value depends on structural independence.

A BECx mission carried by an actor linked to the contractor, the manufacturer or the installation company loses its core function. The owner needs a third-party verification that is structurally unable to cover up the problems it would prefer not to find.

Our discipline

Strict technological neutrality.

No affiliation with the facade contractor, the general contractor, the glass processor, the system supplier or the inspection body. No commercial interest in a proprietary solution that would orient the verification. No parallel mandate from any party of the project that would create a conflict of interest.

The value of envelope commissioning depends on the independence of the commissioning agent. A BECx mission carried by an actor linked to a contractor, a manufacturer or an installation company loses its core function. The owner needs a third-party verification that is structurally unable to cover up the problems it would prefer not to find. Our practice is conducted under strict technological neutrality. § 02From communication document to contractual instrument

This neutrality is what makes the BECx deliverables receivable: before the owner's investment committee, before an insurer in case of defect, before an arbitration body if a litigation emerges. Without independence, a BECx report is a communication document. With independence, it is a contractual instrument.

International reference frames mobilised.

Our BECx methodology follows the international reference frames for building commissioning and envelope commissioning specifically. The methodology adapts to the project jurisdiction.

§ NIBSNIBS Guideline 3-2012

Building Enclosure Commissioning Process. The reference frame issued by the National Institute of Building Sciences (US), structuring the BECx process in four phases (pre-design, design, construction, post-occupancy) with clearly defined roles, deliverables and gates.

Standard Practice for Building Enclosure Commissioning. The ASTM frame that extends and operationalises NIBS GL3 with specific requirements on documentation, testing and verification.

The Commissioning Process. The generic commissioning reference that provides the overarching methodology within which BECx fits.

AAMA 501.1, 501.2, 503 for dynamic water spray and field water penetration testing of curtain walls. ASTM E1105 for in-situ water penetration. ASTM E779 and EN 13829 for air permeability tests (blower door) on completed building sections. ISO 16933, 16934 for blast performance tests when applicable.

Building Enclosure Science & Technology: the industry body of knowledge that aggregates best practices on envelope performance verification, progressively integrated into national standards. CSA Z320 Building Commissioning (Canada): the Canadian frame, increasingly referenced on international projects in North American jurisdictions. The methodology adapts to the project jurisdiction; on European projects we also integrate SIA (Switzerland), EN (Europe), DIN (Germany) and DTU (France) frames. See Standards & referentials.
