Envelope Engineering/Lead mandate posture/Design-Build Lead

Design-Build Lead, turnkey consortiumorchestration on the envelope.

On some projects, the owner seeks a single counterparty who simultaneously takes design and realisation responsibility (Design & Build, FIDIC Yellow Book, Swiss Totalunternehmer, or French Conception-Réalisation). The next question is simple: who will orchestrate this Design & Build without becoming a principal contractor, preserving the trusted-third-party posture that keeps counsel audible?

Our role as design build consultant facade is to orchestrate a consortium with specialist industrial partners (Tier-1 facade contractors, system suppliers, component manufacturers), carrying technical and contractual coherence, while leaving industrial risk to those whose trade it is. Lead Consultant or Orchestrating Owner's Engineer, never sole principal contractor. This distinction is fundamental: it preserves the neutrality of counsel and the solvency of the structure against decennial warranties.

01· Plate, positioning

Pilot turnkey, without becoming sole principal contractor.

Three competences rarely combine: industrial orchestration, technical coherence, contractual mastery. Our invariant posture: Lead Consultant or Orchestrating Owner's Engineer, never sole principal contractor.

§ 01Three combined competences

Design-Build Lead mobilises three competences that rarely combine: industrial orchestration (choice of partners, consortium assembly, negotiation of margin shares and internal governance), technical coherence (envelope engineering integrated with the global strategy, interfaces with non-envelope lots), and contractual mastery (FIDIC, TU, CR, negotiation with the owner, handling of claims and variations).

§ 02Lead Consultant, never sole principal contractor

Our constant design build consultant facade posture: Lead Consultant or Orchestrating Owner's Engineer, never sole principal contractor. In a Design-Build consortium, industrial risk (decennial warranty, performance risk, insurance coverage) is carried by industrial partners of the grouping. Our role is orchestration and coherence, not direct industrial risk-taking.

§ 03Counsel neutrality and structure solvency protected

This architecture protects counsel quality: our neutrality toward technical solutions remains intact, and our internal consortium arbitrations are heard because they are not driven by risk exposure. It also protects the structure: a consulting atelier does not carry mega-project decennial warranties, nor their professional indemnity insurance. These obligations are carried by industrial partners whose trade it is.

02· Plate, target

Three project typologies served.

Design-Build Lead addresses three project typologies primarily. Common thread: complexity exceeding any single actor's capacity, owner's preference for a conductor.

01 / 01Typology 01

International mega-projects

FIDIC Yellow or Silver Book; experienced Design-Build Lead is standard.

Tertiary or mixed-use towers, complex infrastructure, high-capacity hotels, flagship projects. Recurring geographies: Middle East (Dubai, Abu Dhabi, Doha, Riyadh), Asia (Singapore, Hong Kong, selected Chinese metropolises), Americas (United States on internationally-owned projects), Europe on projects piloted by international developers or global investors. On these projects, the contractual frame is typically FIDIC Yellow or Silver Book, and the requirement for an experienced Design-Build Lead is standard.

FIDIC Yellow/SilverMiddle EastAsiaAmericas
02 / 02Typology 02

Signature projects

Iconic towers, headquarters, museums, architectural flagships.

Central stake: delivering the architectural signature without dilution, holding the owner's budget, and mobilising the industrial state of the art accessible in Europe. These three terms arbitrate within the consortium, with continuous negotiation between partners.

03 / 03Typology 03

Prestige heritage projects

Complex UHNWI heritage retrofits, diplomatic residences, historical buildings transformed.

Absolute discretion, elevated quality requirements, timelines often constrained by private deadlines. Design-Build Lead enables delivering these projects with a single counterparty facing the owner, simplifying their governance.

03· Plate, contractual frameworks

Four contractual corpora mobilised.

Contractual frameworks vary per project jurisdiction. Our practice covers the main international referentials, with tight reading of claim, penalty, variation and warranty clauses.

§ INTInternational

FIDIC Yellow Book, Plant and Design-Build Contract (work with design by the contractor). Dominant frame on standard international projects. FIDIC Silver Book, EPC/Turnkey, used on projects where the owner wants a firm price and integral responsibility carried by the contractor. FIDIC Gold Book, Design-Build-Operate. VOB/B, Germany, standard contractual framework applicable to design-build works.

§ ANGAnglo-Saxon

Design-Build, standard US and UK frame, with variants (progressive design-build, bridging design-build). Integrated Project Delivery (IPD), collaborative model with a shared incentive pact between owner, architect, contractor and industrial partners. Growing use on North American signature projects.

§ CHSwitzerland

Totalunternehmer (TU), general total enterprise contract, widely used on commercial and institutional property projects. A single contractor carries design and execution, with sub-contractors structured into a grouping. Gesamtleistungsunternehmer, variant with extended perimeter including operational services.

§ FRFrance

Conception-Réalisation dérogatoire, admissible on specified public contracts under the Code de la commande publique, and on private contracts by owner choice. Allotted or not, with a contracting entity leading the grouping. Marchés globaux, contractual regrouping of design and execution, with or without subsequent operation (CREM, CPE).

04· Plate, consortium roles

Three roles within the consortium.

Three roles cover most of our interventions. The choice depends on the grouping configuration, the project scale, and the owner's preference regarding the principal commercial counterpart.

Technical coherenceFull leadVertical specialty
§ Role 01

Technical consortium lead

Technical envelope design and global lot coherence. Suits projects requiring advanced envelope engineering (signature, structural glass, smart skin, BIPV). Commercial negotiation may remain with another partner.

→ Centralised S&P design
§ Role 02 · Active

Commercial + technical lead

Technical design and commercial negotiation, owner's principal counterpart. Client management, FIDIC/TU/CR, claims and variations. Bandwidth committed at kick-off.

→ Single owner counterpart
§ Role 03

Specialized technical partner

Vertical envelope expertise (smart skin, BIPV, blast, structural glass) within a consortium led by another partner (typ. international GC). Preserves our specialist positioning.

→ Identifiable vertical value

§ Plate 06 · Delivered scope

Five axes in parallel.

05 simultaneous axes

A Design-Build Lead mandate covers five axes in parallel over the project's duration. Per the negotiated role, engagement varies on these five axes; global coherence remains under our responsibility in roles 01 and 02.

01 / / 05GROUPING

Grouping strategy

Consortium assembly, margin shares, governance, pact.

Negotiation of margin shares, internal governance architecture (project committee, decision rules, conflict arbitration), drafting of the consortium pact (term sheet, then detailed pact after owner selection).

02 / / 05DESIGN

Technical envelope design

Structural, thermal, hygrothermal, acoustic, watertightness, design integrity, SOTA.

Envelope carried by our atelier; other lots by respective partners with coordination under our global orchestration.

03 / / 05PRICING

Consolidated shadow pricing

Solidary bid price defensible facing the owner.

Consortium-wide costing from each partner's real costs. Reconciliation with margins negotiated in the consortium pact.

04 / / 05CONTRACT

Contractual negotiation

FIDIC, TU, CR, CCAG. Penalties, warranties, variations, claims.

Our Tier-1 industrial anchor on international mega-projects gives a fine reading of these critical clauses.

05 / / 05EXECUTION

Execution piloting

Consortium technical coherence, internal arbitration, owner interface, handover.

Technical supervision, reporting, mid-construction variation and claim handling, reserve clearance.

07· Plate, neutrality rules

Five non-negotiable rules.

The neutrality rules governing our Owner's Engineer mandates apply with equal rigour in Design-Build Lead, with adaptations reflecting the mandate's nature. They are the condition of our atelier-laboratory positioning.

Structuring rule

No sole principal contractor, ever.

We never carry principal-contractor liability for a mega-project under our single entity. Industrial risk (decennial warranty, insurance coverage, performance liability) is carried by industrial partners of the consortium whose trade it is.

§ 01No prior capital affiliation

Our atelier has no cross-participation with any facade contractor, system supplier, manufacturer, glass processor or general contractor candidate for a consortium. This absence of affiliation is documented and verifiable on owner request.

§ 02Systematic competitive selection

For each project, industrial partners of the consortium are selected on a documented process (expression of interest, technical and financial qualification, scoring per project criteria). The selection is explained and defensible.

§ 03Disclosure of existing relationships

Prior professional relationships between our atelier and partners proposed for the consortium are declared in writing to the owner before any formalisation. A prior relationship is not disqualifying; it must be transparent.

§ 04Strict non-conflict

We do not carry a Design-Build Lead on a project where we are simultaneously an Owner's Engineer or direct-contract envelope engineer for the owner. If a former Owner's Engineer client invites us to carry a Design-Build Lead on a new project, we do so with separate governance and no information transfer between mandates.

§ 05Articulation with BECx

If our Design-Build consortium is mandated on a project, BECx must be exercised by an independent third party external to the consortium. BECx neutrality requires this separation. We never carry both mandates on the same project.

§ Structural equation
Orchestration and coherence carried by S&P; industrial risk carried by partners. The separation is the condition of counsel's audibility.
08· Plate, articulation services

Articulation with other services.

Design-Build Lead articulates with other atelier services. Six relations structure this articulation.

§ EEEnvelope Engineering pillar

The technical design we carry within the consortium mobilises the full envelope engineering chain described in the EE pillar (design integrity, project economics, carbon strategy, DFMA, procurement, site supervision). The Design-Build Lead mandate is a contractual form in which these services deploy. See Envelope Engineering pillar.

§ RGEEnergy Retrofit Envelope

Format 2 of Conception-Réalisation, addressing tertiary and heritage retrofit projects in Switzerland and France. The articulation is direct: both services share the orchestration backbone, with different targets and contractual frames. See Energy Retrofit Envelope.

§ DTPSite Execution & Supervision

Envelope site supervision is internal to the consortium, carried by our atelier under the grouping's governance. No external Site Execution mandate on the same project. See Site Execution & Supervision.

§ CMAClaim Management

Consortium defence in case of owner dispute, or instruction of claims emitted by the consortium toward the owner. The non-conflict rule applies: claim management is carried for the consortium, not against one of its partners. See Claim Management.

§ BECxEnvelope Commissioning

Strict rule: if our Design-Build consortium is mandated on a project, BECx must be exercised by an independent third party external to the consortium. BECx neutrality requires this separation. We never carry both mandates on the same project. See Envelope Commissioning.

§ MODDesign-Build Consortium (engagement modes)

This page describes what we do, piloting a turnkey D&B. The dedicated sheet in the engagement pillar describes how we contract, legal structures (GME, SPV, project JV), governance, risk allocation. The two readings complement each other. See Design-Build Consortium.
