Engagement modes,how wecollaborate.

We contract with our clients under four main forms, grouped into two families. Consulting mandates (Owner's Engineer on the envelope package and Lead Envelope Consultant) correspond to an advisory or piloting engagement where we do not carry the industrial risk of delivery. Entrepreneurial engagement (Design-Build consortium and joint venture) makes us a party to the outcome of the project or the activity. The four facade engagement modes cover the full chain, from upstream advisory to the capital carrying of a shared activity. Whichever the mode, the DNA remains the same: trusted third party, technological neutrality, alignment with the project's interest.

Common thread, the trusted third party.

The engagement mode changes the form of the contract, it does not change the posture. In each of the four modes, we operate without affiliation with a manufacturer, a system supplier or a software vendor, without commercial interest in a proprietary solution, and under a discipline of systematic competitive benchmarking of suppliers.

§ 01The DNA, not the contract

This DNA shapes the arbitrations we carry, the way we assemble partners, and the transparency we owe the client. It applies equally to a one-off Owner's Engineer mandate, to a Design-Build consortium of several hundred million, or to a long-term joint venture. The contractual engagement we propose roots itself in an ethical discipline that precedes any commercial negotiation, and it is written into the particular conditions of the contract itself: declaration of existing relationships with other project parties, documented non-conflict clause, systematic supplier benchmarking rule, immediate recusal rule as soon as a conflictual situation emerges.

§ 02Trusted third party and technological neutrality

The trusted third-party posture is described in detail in the Trusted third-party DNA sheet. The technological neutrality that supports it, including the transparent handling of the Vonbuild case, is documented separately. The client can audit this neutrality at any time, request the list of existing relationships with the other parties to a project, or recuse us without notice if a conflictual situation emerges during the mission. This audit possibility is not a marketing argument: it is contractually embedded and enforceable from the day of signing.

§ 03Operational consequences

This discipline has direct operational consequences. We refuse retro-commissions from suppliers and software vendors, we receive no financial participation on the solutions we recommend, we never sign a preference pact with a manufacturer. Consulting mandates.

The client contracts us to advise or to pilot. We do not carry the delivery risk. Explicit fees, framed responsibilities, neutral third-party posture. Within the facade engagement modes perimeter, two configurations cover the majority of our engagements: the four pathways are owner's engineer facade, lead envelope consultant, design-build consortium facade, facade joint venture, and the first two belong to this consulting family.

01Owner's Engineer

Owner's Engineer on the envelope package.

Owner-side mandate, represent the owner vis-à-vis the GC, TC or mandating designer, technical arbitration and deliverable validation.

Technical arbitration, validation of deliverables at each gate, defence of the owner's interest over the project duration. Favoured configuration on Design-Build projects where the owner wants to retain an independent technical eye on the consortium they have engaged. From schematic design through lifting of reserves. Consultant (LEC)

Lead Envelope Consultant.

Specialist designer-of-record on the envelope package, three contractual configurations depending on project setup.

Three configurations possible: direct contract with the owner, subcontract to the mandating designer (signature architect on projects won at international competition), or subcontract to the general contractor or total contractor on a Design-Build setup. Stable perimeter in all three: schematic design, design development, technical specification, tender documents, execution studies, site supervision, handover. Entrepreneurial engagement.

On rarer configurations, we become a party to the industrial outcome, through a contractual consortium for a given project, or through a legal entity created with one or two strategic partners. Risk is shared, trust capital is committed, governance is robust. Structural conditions systematically apply: project size sufficient, complexity beyond standard, tested partners, governance defined before signature.

Consortium

Design-Build consortium facade.

Member or lead of a contractual consortium bringing together GC, facade contractor, manufacturers and specialists for a Design-Build mega-project.

Position varies by project: technical and commercial lead, specialist technical member, or co-mandating lead of a facade sub-consortium. Non-negotiable conditions: project size, complexity beyond standard, tested partners, governance defined before signature. Facade joint venture.

Co-creation of a legal entity with one or two strategic partners for a recurring activity, mega-project, geographic expansion or specialised vertical.

Rare instrument, reserved for opportunities of first-order importance where trust is proven, strategic coherence is strong, each partner has solid investment capacity. Typical cases: shared specialised vertical (energy retrofit, BIPV, active facades), geographic expansion, recurring mega-project, industrial JV with a manufacturer. § 01Why these two services are documented here

The Operating Partner and the Venture Catalyst are not contractual modes of the project perimeter (envelope package, design, execution). They are intervention modes on the company itself: taking over a commercial function, restructuring an operational situation, launching a new activity through to first concrete proof. We document them on this hub page because the contractual frontier between project and company is regularly crossed, and because an owner-manager consulting the engagement panorama should be able to read both registers together.

§ 02Shared NDA discipline

Operating Partner and Venture Catalyst are sensitive missions: crisis situations, leadership transitions, confidential launches. The confidentiality discipline is shared with M&A and turnaround missions: systematic NDA from the first exchange, dossier isolation, no public reference without explicit written client consent. This discipline is contractually documented and auditable. It applies independently of the chosen contractual mode (fixed fee, success fee, retainer).

How to choose the mode.

The engagement mode is not chosen a priori. It emerges from the cross-reading of the client's profile, project nature, risk appetite on both sides, and commercial maturity of the relationship. Five practical rules frame the initial orientation, without prejudging final arbitration.

§ 01Five orientation rules

For an owner who has already contracted a total or general contractor, the right mode is the Owner's Engineer on the envelope package, an independent technical eye on the consortium financed. For an owner without GC/TC under contract, the Lead Envelope Consultant in direct contract retains control before executors are designated, frequent on institutional, high-end residential and patrimonial projects. For a mandating architect, the LEC in subcontract to the design team aligns with competition rhythm and protects architectural intent through to delivery.

For a general contractor or total contractor, the LEC in subcontract or a scoped audit and shadow pricing mission externalises envelope mastery without capturing consortium margins. For a facade contractor, the register is scoped technical support, business advisory, or consortium structuring. Facade engagement modes apply to projects ; for company-level needs the Business Engineering pillar takes over, with its own contractual modes.

§ 02Step into entrepreneurial modes

The step into consortium or joint venture is conditional on non-negotiable conditions: project size and complexity, proven trust, financial solidity, strategic coherence, governance defined before signature. Minimum instruction window for a mega-project consortium: four to eight weeks of pre-engagement. The right mode is the one that serves the client's interest and the project, not the one that would maximise our fees. We redirect to another firm when the relevant mode falls outside our perimeter.

The partner network.

Our studio is human-scaled. We mobilise an extended network of specialist partners to cover the full spectrum of complex missions, while preserving our neutrality. Each partner is selected on demonstrated technical excellence, shared neutrality, compatible culture and contractual reliability.

§ 01Composition and benchmarking

The network includes specialist engineering firms (structure, MEP, acoustic, fire, wind CFD, blast, dynamic thermal simulation), selected European industrial manufacturers (aluminium extruders, steel and stainless steel rollers and section makers, glulam and CLT timber producers, glass processors, GFRP pultruders, composites, UHPC, BIPV, smart glass), installation specialists, construction law firms, financial experts, sustainability consultants. Reference geography primarily European with identified partners in Middle East and Asia for international projects. Partners are systematically benchmarked for each mission, none has an automatic access right. No hidden commission, no personal benefit accepted. The client can contract directly with a mobilised partner or impose a partner of their choice.

§ 02Selection criteria

Four criteria structure admission and continued membership : demonstrated technical excellence through verifiable references, shared neutrality, work culture compatible with our editorial discipline, contractual reliability observed over time. A partner who fails to honour their commitments leaves the network without debate. A partner who proposes a retro-commission, even informally, is immediately recused.

Our revenue never depends on a recommended solution, on a mobilised partner, or on a third-party commission.
