Envelope Engineering/Site supervision/Site Execution

Site supervisionand executioncontrol.

The final quality of a complex facade is won on site, not only in the drawings. Engineering firms that design without following execution let the project degrade between sign-off and handover. Curtain wall contractors supervision that arrives without knowledge of the design arrives too late to correct.

We carry facade site supervision as the natural extension of the engineering work, from execution drawings to the handover dossier. The mission covers technical supervision of factory production, on-site installation, performance testing, and contract management through to practical completion.

Design/execution continuity.

Site execution is the natural extension of the design work, not a separate service. The same team that scoped the design follows execution through to handover. This continuity is a measurable performance lever.

§ 01The continuity effect

On a complex project, separating the engineering firm that designs from the team that supervises creates a knowledge transfer that is always imperfect: details misread, original intent forgotten, technical compromises accepted by default because the next team does not know why the original choice was made.

Our position relies on continuity. The same team that scoped the design (tolerances, interfaces, system selection, weatherproofing strategy) follows execution through to handover. On the projects we have supervised end-to-end, the count of facade punch list items at practical completion is typically half that of an equivalent project where supervision arrived at PRO or EXE stage without design memory.

§ 02The applicable contractual framework

The framework shapes how the mission is delivered. In Switzerland: SIA 118 (general conditions) and SIA 118/329 (curtain wall specific clauses). In France: CCAG Travaux on public contracts, adapted private frameworks, DTU 33.1 for lightweight facades. Internationally: FIDIC Red Book (classic works), Yellow Book (design-build), VOB/B in Germany. Each framework carries its own rules on hold points, contradictory documentation, punch list handling, and handover. We work with these frameworks, not against them.

01
EXE
drawings

File-to-factory continuity.

Maintained between reference model and fabricators' shop files.

Execution drawings translate the approved design into detailed technical documents for fabrication and installation. They carry the as-built geometry, material specifications, standard sections, and singular details (corner nodes, reveal returns, structural-facade interfaces, roof junctions).

Continuity with the native 3D design model is a central concern: we maintain the file-to-factory chain between the reference model and the fabricators' shop files. Interfaces with the structural works, other technical trades (HVAC, electrical, fit-out) and integrated equipment are specified at node level, not at principle level. Every layer of the EXE dossier specifies installation procedures, assembly sequences, and associated hold points.

03· Plate, contract management

Three coupled disciplines.

On complex projects, facade site supervision is not only technical. It is also contractual. Three coupled disciplines structure the approach.

Before driftDuring the siteWhen claim arrives
§ Discipline 01

Anticipation

Identify contractual risks at first deviation, alert owner or GC with supporting documents. A certified letter sent at the right moment is worth more than a claim dossier reconstructed six months later.

→ Continuous contract reading
§ Discipline 02 · Active

Factual documentation

Dated geotagged photographs, site minutes, formal letters, registers of variation orders and amendments. Documentation at site pace, not in pre-litigation prep. Evidentiary value = continuity + dating.

→ Real-time chronology
§ Discipline 03

Contradictory claim instruction

Instruct incoming claims (subcontractors, fabricators, GC) and prepare defence or pursuit per contractual configuration. See claim management & arbitration.

04· Plate, engagement modes

Four contractual configurations.

Facade site supervision is delivered through several contractual configurations. The choice depends on the client's position, the project stage, and the level of responsibility sought.

01 / 01Mode 01

Envelope Owner's Engineer (client-side)

Trusted third party; we validate, arbitrate, alert on owner's behalf without design responsibility.

We represent the owner on the facade work package. Trusted third party posture: we validate, arbitrate, and alert on behalf of the owner, without carrying design responsibility under the works contract. See Owner's Engineer Envelope.

Trusted third partyOwner-sideNo design responsibility
02 / 02Mode 02

Lead Envelope Consultant (design team mandate)

Technical design leadership with design and execution responsibility.

We carry technical design leadership for the envelope work package, with design and execution responsibility under the applicable construction code. Configuration preferred on projects where the envelope technique conditions the overall schedule and budget. See Lead Envelope Consultant.

Engineering firm to GC or total contractor

Technical piloting in GC's name on Totalunternehmer or design-build contracts.

Under Totalunternehmer contracts in Switzerland or design-build contracts internationally, the total contractor mandates us to technically pilot the facade package on its behalf. We work for the general contractor, with its contractual interests, but with the same rigour as an Owner's Engineer mission.

Design-Build consortium

Member of delivery consortium; supervision internal under documented governance.

We are a member of the delivery consortium. Execution supervision is internal to the consortium (no external contractual relationship), but governance documented at the same level of contractual and technical requirement. See Design-Build Lead.

05· Plate, for whom

Four mandator profiles.

Four profiles structure our mandators on facade site execution missions.

01 / 01Profile 01

Institutional owners

Real estate funds, institutional investors, prime developers, public bodies on landmark projects.

Dominant expectation: independent quality assurance, a technical eye that depends neither on the GC, nor the architect, nor the installation company. Value: early detection of deviations, contractual management of claims, orderly handover without late discoveries. For institutional funds, the mission also produces a justification dossier usable at disposal or technical due diligence.

02 / 02Profile 02

Signature architects and lead design teams

Design/execution continuity, intent defended through to last installed fixing.

The architectural intent is defended through to the last installed fixing. Technical arbitration with the installer is resolved while preserving the design, which requires understanding why a detail was drawn as it was. This profile often calls for a Lead Envelope Consultant posture that keeps technical design responsibility.

03 / 03Profile 03

General and total contractors

The facade concentrates the risk; supervision reduces incoming claim volume.

Our supervision reduces the volume of incoming claims, holds facade subcontractors to the contractually specified quality, and protects the project margin. The owner sees the GC as a mastered interlocutor on the package that concentrated the highest share of disputes.

Claims−Margin protectedRisk mastered
04 / 04Profile 04

Specialist facade companies

Facade contractors, metalworkers, glass processors, system suppliers. Complex technical interface carried by S&P.

We carry the complex technical interface with the owner or general contractor: the installer concentrates on production and installation. Particularly useful on work packages designed under value engineering or separated contracts, where the specialist facade company is contractually exposed without independent technical support.

06· Plate, what sets us apart

Four distinctive elements.

Four elements distinguish our practice on facade site execution. The first (Tier-1 industrial grounding) is posed upfront; three others complete it.

Distinctive element · 01 / 04

Tier-1 industrial grounding.

Seventeen years in the envelope industry, including several years in pre-construction with a Tier-1 international contractor in glass envelope works, with progression from project management to commercial leadership, business development and pre-construction. Hundreds of thousands of square metres supervised on mega-projects in Europe, the Middle East and North America. Defect typologies (weatherproofing at slab-facade angle, tolerance take-up against out-of-spec structural works, thermal movement on jumbo glazing) are diagnosed on site, not in a report written after the fact.

02 / 02Distinctive element

Combined technical + contractual competence

Both reading grids simultaneously, real-time, on a live site.

We resolve disputes with both reading grids simultaneously: facade technique and applicable contractual framework. A facade engineer reads the drawings; a construction lawyer reads the clauses; few profiles read both in real time, on a live site. This fluidity changes the quality of the instruction and the speed of resolution.

Engineer+lawyerReal timeSpeed of resolution
03 / 03Distinctive element

Capital neutrality

No affiliation, no hidden commission, no retrocession.

No capital affiliation with a fabricator, a system supplier, an extruder, a facade contractor. No hidden commission on the technical recommendations we carry, no retrocession from a lawyer or a testing laboratory. We do not recommend a system because we know it better, nor because a broker briefed us, we recommend it because it fits the project.

Mission continuity

Same team designs and supervises. No knowledge gap.

The same team that designed follows execution. No knowledge gap. On missions where we enter later (after design, at EXE or start of construction), we warn the client that the technical context rebuild will slow arbitration in the first weeks. This transparency is structural.

08· Plate, articulation services

Articulation with other services.

Site execution articulates with other services of the Envelope Engineering pillar and with transversal engagement modes.

§ ENGTechnical engineering

Design: structural, building physics, weatherproofing, acoustics calculations. Site execution extends the engineering into the reality of the construction site; the two missions combine naturally on complex projects where design/execution continuity is the performance lever. See Technical engineering.

§ CMAClaim Management & Arbitration

Upstream contractual and litigation dimension. When site execution reveals a dispute that exceeds site management and slides toward arbitration or litigation, the mandate shifts or combines with the Claim Management mission: same team, same normative framework, same reading grid. See Claim Management & Arbitration.

§ ECOProject economics

Shadow pricing and strategic value engineering: contractual costing of claims during execution relies on the same mastery of real costs as design-stage costing. The value of a prejudice is defended with a built-up cost grid, not a flat-rate estimate. See Project economics.

§ OEEnvelope Owner's Engineer

Preferred engagement mode for institutional owners. Site execution is the operational core of an Owner's Engineer mission during the construction phase. See Owner's Engineer.

§ LECLead Envelope Consultant

Design team mandate mode. Preferred configuration when envelope technique conditions the overall project schedule and budget. See Lead Envelope Consultant.
